Esta cifra,\u00a0 afecta directamente al c\u00e1lculo de impuestos como el <strong data-start=\"627\" data-end=\"679\">Impuesto sobre Transmisiones Patrimoniales (ITP)<\/strong> y puede generar consecuencias fiscales importantes, especialmente cuando el precio pactado entre las partes est\u00e1 por debajo de dicho valor.<\/p>\n<h5 style=\"text-align: center;\" data-start=\"821\" data-end=\"879\">\u00bfQu\u00e9 es el valor de referencia y por qu\u00e9 es relevante?<\/h5>\n<p style=\"text-align: justify;\" data-start=\"881\" data-end=\"1185\">El <a href=\"https:\/\/www1.sedecatastro.gob.es\/Accesos\/SECAccvr.aspx\"><strong data-start=\"884\" data-end=\"907\">valor de referencia<\/strong><\/a> es un valor objetivo fijado por la Direcci\u00f3n General del Catastro, que se utiliza como <strong data-start=\"995\" data-end=\"1061\">base m\u00ednima para tributar en transmisiones de bienes inmuebles<\/strong>.\u00a0<\/p>\n<p style=\"text-align: justify;\" data-start=\"1187\" data-end=\"1518\">En el caso de una compraventa, si el valor escriturado es inferior al valor de referencia, <strong data-start=\"1278\" data-end=\"1356\">la base imponible del ITP ser\u00e1 el valor de referencia, no el precio pagado<\/strong>. Esto significa que el comprador <strong data-start=\"1390\" data-end=\"1468\">tributar\u00e1 como si hubiera adquirido el inmueble por el valor de referencia<\/strong>, aunque el importe satisfecho haya sido inferior.<\/p>\n<h5 style=\"text-align: center;\" data-start=\"1520\" data-end=\"1583\">\u00bfSe puede pactar un precio inferior al valor de referencia?<\/h5>\n<p style=\"text-align: justify;\" data-start=\"1585\" data-end=\"1931\">S\u00ed. El precio de compraventa puede ser libremente acordado por las partes. No obstante, <strong data-start=\"1673\" data-end=\"1758\">a efectos fiscales, se aplicar\u00e1 el valor de referencia como base imponible m\u00ednima<\/strong>. El hecho de que el precio escriturado est\u00e9 por debajo no impide ni invalida la operaci\u00f3n, pero <strong data-start=\"1855\" data-end=\"1884\">no reduce la carga fiscal<\/strong>, salvo que se impugne.<\/p>\n<h5 style=\"text-align: center;\" data-start=\"1933\" data-end=\"1953\">Ejemplo.<\/h5>\n<p style=\"text-align: justify;\" data-start=\"1955\" data-end=\"2247\">Un comprador adquiere un inmueble en Ibiza por 750.000 euros. Sin embargo, el valor de referencia catastral para ese inmueble es de 800.000 euros.
